To sell your Shared Ownership home, you're going to need a current EPC (Energy Performance Certificate) and a RICS (Royal Institution of Chartered Surveyors) Valuation. If you haven’t got either of these, just ask and we can help.

How long does it take?

Depending on the terms of your lease, there will be between a 4-8 week nomination period for us to find a buyer for your home. If you think now is the right time to sell your home, then get in touch with our team and we’ll get everything moving in the right direction.

What's the cost of selling my home?

It’s usually around 1.5% + vat of the agreed sale price of your share when we have sold it. Just ask though and we’ll let you know.

What service is provided for our admin fee?

Plus, we’re always here to take calls, live chats and emails, ready to dish out info to anyone curious about your home.

When we catch the eye of the right buyer, one of our agents will jump into action to smooth out the finer details. We’ll check out the buyer to make sure everything's right for both you and them, handle any questions on your behalf, and chat with solicitors to keep the ball rolling to the finish line.

Why do I have to have a RICS valuation done?

As part of teaming up with us, we stick to the terms of your lease and a RICS valuation is the right way to value your home so that we know how much to put it on the market for.

You can pay for an independent RICS valuation on your home and send us the paperwork, or if you need a hand finding one, give us a shout and we'll connect you with an independent expert who knows their stuff.

Why do I need an Energy Performance Certificate (EPC)?

Letting people know how snuggly and energy-efficient your home is comes with the territory. It's the law, but the cool thing is if your home is still relatively new (under 10 years old), you're all set with an EPC and if you don't know where it is, we'll probably already have it. If you're unsure or need to sort one, we’re here to help you.

Can I sell 100% of my home?

We always aim to sell your home to someone who would benefit from buying through Shared Ownership first. If a buyer hasn’t snapped up your home during the nomination period (usually 4-8 weeks) there are two options. We can continue marketing and finding a Shared Ownership buyer or you can ask a local estate agent to market the full 100% value and sell it on the open market.

Gecko will receive our share of the sale price upon completion of sale. Heads up, though, there might be a few extra legal fees and potentially stamp duty to think about. It's best to chat with your solicitor to get the lowdown on what that could mean.

I’ve found a home that I’d like to buy, how do I proceed?

It's great to hear you’re on the lookout for a new place. Just a little heads-up though, it’s wise to have an offer on your current home before diving into the house hunt, just to sidestep any letdowns.

We’ll be on the case, doing our best to find a buyer for your home as quickly as we can. Whilst our homes are often snapped up as soon as we market them, we can't give you an exact timeline on when this will be. We’re fast, but not fortune-tellers so it's worth making sure we have a confirmed offer before committing to somewhere else.
